1. Landlord Gas Safety Check (CP12 Certificate)

Legal Requirement: ✅ Yes (annual) for all rented properties in the UK.

Purpose: To ensure that all gas appliances, pipework, and flues in a rental property are safe to use and not emitting harmful gases like carbon monoxide.

What’s Included:

  • Visual inspection of all gas appliances (boiler, hob, fire, etc.)

  • Checking for gas leaks

  • Checking the flue for correct operation and safe emissions

2. Boiler Service (Standard Service)

Legal Requirement: ❌ Not legally required (but strongly recommended yearly especially if you boiler is under warranty - a warrant will be invalid if you can not show a full service history).

Purpose: To maintain the boiler’s performance, extend its lifespan, and prevent breakdowns.

What’s Included:

  • Visual inspection of the boiler and flue

  • Checking pressure and combustion settings

  • Cleaning key components (such as condensate trap and magnetic filter)

  • Checking seals and controls

  • Verifying safe operation

3. Strip-Down Boiler Service (Full Service / Major Service)

Legal Requirement: ❌ No, but recommended every 3–5 years or if there are ongoing issues.

Purpose: A deep and thorough maintenance of the boiler — typically performed when the unit is older or showing signs of reduced performance.

What’s Included:

  • Everything in a standard service plus:

  • Full disassembly of major components (e.g., burner, heat exchanger, fan, electrodes)

  • Descaling and deep cleaning of internal parts

  • Replacement of seals or gaskets where needed

  • Combustion analysis after reassembly

  • The engineer essentially “strips the boiler down” to inspect and clean all internal parts.
