1. Landlord Gas Safety Check (CP12 Certificate)
Legal Requirement: ✅ Yes (annual) for all rented properties in the UK.
Purpose: To ensure that all gas appliances, pipework, and flues in a rental property are safe to use and not emitting harmful gases like carbon monoxide.

Legal Requirement: ❌ No, but recommended every 3–5 years or if there are ongoing issues.
Purpose: A deep and thorough maintenance of the boiler — typically performed when the unit is older or showing signs of reduced performance.
What’s Included:
Everything in a standard service plus:
Full disassembly of major components (e.g., burner, heat exchanger, fan, electrodes)
Descaling and deep cleaning of internal parts
