Boiler Safety Checklist: Prioritise These Issues Before They Escalate

Your boiler is essential to keeping your home warm and safe. But like any mechanical system, it can develop faults — some of which can put your safety at risk. Below you'll find a prioritised list of common boiler problems, rated by urgency, alongside what you can do and when to call in a professional.

🔴 Priority: High

High Priority

Gas smell or visible leakage of gas

If you smell gas or suspect a gas leak, this is a serious safety issue. Switch off the boiler at the main gas supply, leave the house immediately, ventilate the area, and call the emergency gas line or a registered engineer.

Yellow or orange flame in the burner

A yellow or orange flame (instead of the usual steady blue) may indicate incomplete combustion, which can lead to carbon monoxide generation. Turn off the appliance and contact a qualified engineer immediately.

Water leakage from boiler unit

Water pooling around the base of the boiler could indicate an internal component failure, poor connections or corrosion. While not always immediately dangerous, it can quickly cause malfunction and should be addressed today.

🟠 Priority: Medium

Medium Priority

Unusual noises – banging, whistling or gurgling

Noises like kettling or gurgling often indicate internal pressure or flow issues, such as sludge build-up, air in the system or low water pressure. They’re unlikely to pose an immediate danger but need inspection to avoid breakdown.

Frequent boiler shut-offs or ignition failures

If your boiler keeps turning itself off or struggles to ignite, it may be due to sensor faults, thermostat issues or blocked flue. It’s annoying and can affect safety margins, so schedule a check soon.

Low Priority

Low boiler pressure (below ~1.0 bar)

While usually not immediately dangerous, low pressure can impair performance and cause damage over time. Refer to your boiler manual to repressurise if you’re comfortable doing so; otherwise book a service via our Boiler Servicing page.

Frozen condensate pipe

Condensing boilers may shut down if the external condensate drain freezes in cold weather. It’s fixable by thawing, but repeated freeze-ups signal a drainage issue — ask about our Plumbing Maintenance & Repairs.
